We are currently recruiting for a Head of Maintenance to join a well-established organisation based in the Kingston upon Thames area. The Head of Maintenance will be responsible for all aspects of development and property maintenance functions and to supervise the activities of the staff team to deliver a high-quality repairs and maintenance service which is responsive to the tenants’ needs.
Person Specification: –
This role will suit a highly motivated Maintenance Manager, the ideal candidate will possess the following:
Hold an HND or equivalent building qualification.
Hold membership of a relevant professional body – RICS or CIOB
Educated to degree level
Possess thorough knowledge of building maintenance and diagnostic techniques
Skilled and experienced in responsive repairs management and auditing, managing planned works and directly managing a labour maintenance team.
Must have worked within the social housing, property or property development sector with understanding of the social housing sector.
Man-management skills – to lead, manage and motivate teams
Budget management skills
Trouble- shooting skills
Experience working with a Board or Committee
Excellent verbal and written communication and presentation skills
Ability to work effectively under pressure without compromising on strong attention to detail
Proficient on MS Office and database systems
Key Responsibilities for Head of Maintenance: –
Duties will be as follows:
People Management – To lead a high performing customer focused contact centre/ repairs desk.
To lead in increasing and maintaining customer satisfaction
To champion technically enabled solutions to workflow and data management seeking continuous improvement in systems management
Relationship and Contract Management – To ensure that the responsive maintenance team performs in accordance with set targets and maintenance policy to ensure a customer focused, safe and effective service to tenants.
To ensure that property survey information is incorporated into planned maintenance programme and to implement a planned maintenance programme to include maintenance on time frames e. 5-year cycles
Budget and Financial Responsibilities – To be responsible for the department’s budget; to ensure quality and good value for money in the implementation of maintenance programmes.
Policies and Procedures – To ensure that best service is provided in accordance with policy and best practice procedures.
Audits – To produce regular performance monitoring reports and take action where necessary for performance improvement and to be responsible for meeting any requirements highlighted through audits.
Corporate Management – to be a member of the Business Management Team and attend internal meeting held with the Executive Team
